hi , i have a tenant that her lease is up June 28, she is behind in rent and we agreed that if i do not evict her she will be out by june 1st. i have someone interested in renting june 1st. how do i guarantee she will be out??

Draft a written agreement with what you want, and a STEEP financial penalty if not honored by the tenant. Present it to the tenant and wait while she signs it. If she refuses start your eviction. --71.196.xx.xxx |

She's already behind on rent. If she stays, she only is out an oral agreement, and you're out still more money.

Mantee has it right.Everything in writing. At times like these those Notices you should be able to put them outta your ear on the spot. Keep some blanks in your car. If it gets to court you will need that paper trail. Without it you are sunk. Those notices are part of your IOU's for the future to get your $ back. Collecting on a judgement is a whole nother thing.

Start the eviction process!!!! I have heard this story many times, its usually just another way to manipulate you.
But BEFORE you start the eviction process, play nicely with her and ask to her sign a "release form" stating that she will leave on a certain date.
Your LL/tenant board should have the form on their website. If a tenant completes this form, it is much easier to evict them if they dont leave on time. --74.12.xx.xxx |

Start eviction, in WI even starting eviction will show up on CCAP. You can tell them you will file if they dont cough up cash but it probally wont work (meaning they wont give it up).
