State Specific Question About: ARIZONA (AZ)
Help! I'm out of state on business--left my Mr. Landlord bible behind--and my Realtor found a potentially great tenant. I need to verify previous rental history. What should I ask? The applicant is a doctor, so I'm not super concerned, but must apply the same screening for all tenants. Actually, all my other tenants have been prior homeowners so this is really new for me--and I don't have the book handy.
Any help (letters to fax?)would be much appreciated. Don't want to leave everything to my RE. He's already running the credit check for me.

I would do a county real estate lookup for his previous address and make sure it is owned by a business. Try to contact the owner. I would also call the contact he put on the application and ak if his rent was 50 dollars more than what he putonthe app. If it is legit, the person will correct you. If the person agrees, you know that it is an imposter. As always, use the Mr. LL tenet check service to check his eviction history in the state and his credit. --12.190.xxx.x |

Just because someone is a doctor doesn't make him/her the perfect tenant. Check out the story -- is his medical license active (check your state's website), why is he renting (instead of buying a house?), verify the info on his app yourself (cross check the phone numbers and addresses), etc. If it looks too good to be true, it probably is... but in landlording every now and then you'll find a good one. The Realtor can do the checks, but I don't trust him to do all the work. He'll run a few reports and then give me copies. I was taught on this site to never let the agent check the application. --98.165.xxx.xxx |

Just like any other candidate you need to verify her income (does she make enough to rent your property), verify employment (how long has she been on her current job).
Call her previous LL and speak to them. Ask them how good of a tenant she was, if she paid on time, if she kept the property in good condition, would they rent to her again?
Look at her credit report, make sure that addresses that show up on the credit report match addresses on her application. Make sure that your agent checks for evictions (it could be a separate check that they have to run). --71.198.xx.xx |

Have a cousin who maried a female child pysho-ologist. Lady is wacked out. Took him for everything he had. Brother's a scitzo and the mom is just plain mentallyill. I don't think she has ever owned a house. I wouldn't rent to her. Thehouse would get burned down by the neighbors.

Had a psychiatrist apply for my best apt. once. His credit was so over extended that I could not take him. I mean six digits. He was dressed oddly and had a strange looking woman with him. Just because a person says he is a doctor is not a reason to jump at the chance to rent to him/her. --76.99.xxx.xx |
