State Specific Question About: NORTH CAROLINA (NC)
i just would like to know if anyone knows if you have to paint between tenants? is it mandatory? i am not saying for tenants who have been there over a year or two, cos i know for sure then. but lets say a tenant was there 3,6,even 9 months and really did not mess up the paint. is it mandatory to paint between every tenant no matter how long???

it's a tenant myth. Just do touch up as needed.
I have a unit that just turned over after tenant was there for 3-4 years. I was shocked to see that it does NOT need painting, and hardly any touch up. They had kids too! --199.3.xxx.xxx |

Some tenants like to perpetuate an urban legend that landlords are supposed to paint between tenants.

Don't forget, if you go over your walls with an ammonia water solution, using a 5 gal bucket and a sponge mop, you can just lie to your tenants and tell 'em you painted, because they will never know the difference.

i wanted to thank all of you for this heads up...i know it is obvious on some apts but on all heck no...
and an AMEN...
we usually provide them with pain if neeeded when they are renewing a lease if they wish...then they wonder why i would charge for painting walls on a move out inspection cos we "were supposed to paint anyway"...that was said by a lady whose son was an aspiring wall artist...he really shouldnt aspire for that...cos it looked like a 5 year old did it...but it was his art at 15...and we were supposed to paint cos that is what we are supposed to do...ha...thanks again guys have agreat night! --65.83.xxx.xxx |

I try to do at least a touch up between tenants.
Most my units are painted the same color, and I keep lots of extra paint.
In a few hours, I can make an apt look like it has been completely repainted.
I maybe niave but I think if you give decent tenants a fresh apt, they are more likely to look after it.
