Does anyone know of a good insurance company in Minnesota for SFH rentals?

We've got 5 properties in Minneapolis worth less than $80k each, but we're paying about $1,300 each for insurance (with Auto-Owners), with $1000 deductible. Our insurance agent says it would be even more, but we have excellent credit. We're in the process of putting them all in an LLC.

Apparently it's because the replacement costs are between $175k-$200k, but there's no way that the homes are worth that much in Minneapolis. If there's a total loss we would never rebuild because it wouldn't be worth it in the neighborhoods that they're in.

Any suggestions to save some money?

I don’t know if this company issues policies in the Twin Cites, but this is the company I use. They seem to be very reasonable.

I use Auto Owners Insurance PO box 30660 Lansing Michigan 48909

517 323 1200.

I purchased the policy through Christenson Agency

I did commercial insurance shopping about three months ago, for a small apartment building in an LLC. I got quotes from four companies, and the lowest were State Farm and Farmers. --67.88.xxx.xxx

I pay about a thousand per property from a company called Delos located here in NJ. The appraisals for mine have been in the 200Ks so your charges are really, really high. --76.99.xxx.xx
