Got an application for our 2BR loft from two applicants - father and son. I've verified their incomes - they both make good money. The son has good credit score, pays his bills on time and is generally a good candidate. The dad... had a bankruptsy in 2004, so his credit score is below 600. Looks like he's paying the rest of his bills on time, got himself a new job and generally is working his way out of it.

What followup question should I ask him or followup checks should I perform to convince myself that he'll be ok renting the place from us?! They would both be on the 1 year lease.

I would ask "Why did you have to claim bankruptcy?" And listen closely. Does it make sense, or was he just evading creditors. And look closely at his payment history after the bankruptcy, has he on time with his payments?

From what I have found, parents when their children are on the lease normally dont want to ruin their childrens credit.. So far so good for me.

Have they lived together before? I agree with Irish that it appears the son may be "taking care" of Dad. Is he (the son)really going to live with Dad? As others have suggested listen closely to past landlords. --75.160.xxx.xxx
