State Specific Question About: DELAWARE (DE)
I have a tenant only a couple of months into a one year lease. We are considering selling the property. How does this affect tenant? Do we provide the required 60 day notice of termination of the lease? What are our options? The DE landlord tenant code does not specifically address this topic. This is new ground for us. Thanks.

Steve is right. Unless your lease has something unusual in it, you need to tell every prospective buyer of the lease, and the buyer must honor it.
You also will probably have to turn over the security deposit to the new owner, but you might have some risk of being personally responsible for the security deposit anyway. This is a little bit complicated.
