State Specific Question About: COLORADO (CO)

A family submitted their application. It was approved (barely and with condidtions--direct deposit, full SD, etc.) for May 1st move-in date. Now they tell me they want to move in June 1st and that they are considering other offers? What do you think is going on here? Sounds like they are playing a game perhaps. I'm not lowering my rent for these people nor am I going to let them move in early for free--since the home will just be waiting for them. Is this typical?? I have a SFH and have rented it out for years, but never had a situation like this. --207.200.xxx.x

If they do not have a signed lease, then you can't hold them to a May 1 move-in. And they can't hold you to the offer if they want to change the terms. Let them know that you have other prospects, too. The market in Colorado communities is strengthening daily, so you don't have to sit with a vacancy for nearly 60 days. Too bad, so sad. If they were approved barely and with conditions I would move on and not even think twice about it. Consider yourself lucky that they did not end up your tenants.

There could be multiple reasons that they are doing this, one that comes to mind is that they felt that you're were not sure of renting to them and did not want proceed with all the requirements. --24.4.xx.xxx

It sounds like they are not too serious about moving, and are just shopping around for the best place at the best price.

I would tell them that you will seek other tenants unless they pay a holding fee(same amount as monthly rent) now that will be applied to May rent when they move in.

I would never hold a unit off the market without a holding fee. Upon move in it reverts to security deposit. No holding fee, keep looking. They want to extend, keep a prorated protion of the fee unit you have someone else and refund the rest if you are feeling generous. If not, keep it all per the holding fee agreement. --75.160.xxx.xxx
