State Specific Question About: ARIZONA (AZ)
How can one spot a short sale on a credit history report? Should that be judged the same as a foreclosure? B --207.200.xxx.xxx |

There may be a deficiency judgment. You can also cross reference a mortgage with any public notice of foreclosure action. --70.22.xxx.xxx |

I didn't find any judgements. How long does it take for a credit report to update? Maybe they're on there way? Will mortgage companies answer questions for landlords?

A mortgage company won't reveal anything to you. You have to research public notices for pending foreclosures. --70.22.xxx.xxx |

There should be mortgage payments with late pays. Which should lead you to previous addresses. If it's judicial, there will be filings in the county of the sale. If non-judicial, then maybe only advertisement of sale from the local newspaper. But it would seem that if there was a balance, they would've dinged the credit report at minimum. --67.166.xxx.xxx |

I did a short sale. No late payments. What showed up on my credit was that the lender showed that the account was closed by the lender, money outstanding. That was enough for a new lender to ask questions of me. --24.21.xx.xx |

I assumed Borrowers would be behind on payments before Lenders would even consider a short sale. OrEGone, how did you go about getting them to agree to the short sale? I ask as there is one property I'm very interested in waayyy out of kilter as far as LTV "and" the guy wants out bad. The only way this guy will ever get out would be from a short sale. --67.166.xxx.xxx |

My realtor pitched them. I was moving out of town. I put money into making it look nice. I ate a 1099. I wrote a long letter explaining my situation. In it I pointed out that I was loosing more money than they are. --24.21.xx.xx |
