State Specific Question About: ARIZONA (AZ)

Has the Phoenix rental market gotten better or worse over the past two years? My SFH rental will be vacant next month and I'm currently living in another state (military).

Phoenix is going thru a rise in vacancies for the next year or so. This is because allot of forclosures are going back as rentals.

The outlying areas are hit harder altho I don't know if the lake area is more popular than other parts of Preoria.

Phoenix is a good long term investment as jobs are still growing and population still growing tho both have slowed down.

It's possible that you may have more vacancy for the next year.( or maybe not)

I would suggest putting an aggressive price on the rent and making sure you marketing is good...good pictures and maybe a website.

Also Marcus and Millichap has good reports on the Phoenix ecomomy, vacancies by submarket and rate of absorbtion. Ask for reports by Pete DeKamp....he really keeps his eye on the market month by month. --72.220.xxx.xxx
