Would guess you are either in a really depressed area or your realtor has not been around all that long. Most of the 80's were the pits in this area. Could make a decent living as a landlord but real estate appreciate was virtually non existent.

It's been worse before but obviously not for your agent. Perhaps their market focus has dried up. For example, if they focused on first time buyers with marginal credit, I think we all know why he said what he did. This statement is very personal so I'm guessing it has a much to do with him as with the actual market.
