You didn't ask but I put in the Radon clause also that is required by federal

22. Radon Gas Disclosure. As required by law, Landlord makes the following disclosure: “Radon Gas” is a naturally occurring radioactive gas that, when it has accumulated in a building in sufficient quantities, may present health risks to persons who are exposed to it over time. Levels of radon that exceed federal and state guidelines have been found in buildings in every state. Additional information regarding radon and radon testing may be obtained from your county public health unit.

23. Lead Paint Disclosure. This residential dwelling was built prior to 1978. Leasee is notified that such property may present exposure to lead from leadbased paint that may place young children at risk of developing lead poisoning. Lead poisoning in young children may produce permanent neurological damage, including learning disabilities, reduced intelligence quotient, behavioral problems and impaired memory. Lead poisoning also poses a particular risk to pregnant women. Landlord has no information on lead-based paint hazards from risk assessments or inspection in the landlord's possession and no knowledge of any known lead-based paint hazards.

Thanks, also I found the lead paint book on here and I will have them read it too. I've had some challenging tenants in the past few month's. And, I have to cover all bases.

TO answer above, if you have a home before 1978, you have to include the lead paint clauses. Take a look at the Lead paint book let on this site.

Again, no clause is required. The Lead Disclosure is required. They sign it when you give them the booklet/info.

SOME people here include a clause in the lease that also says that they got the book/info/disclosure, but it is not required.

Note that in some states, you must test for lead if you have children under a certain age that will be there. As far as I know, MA is the only state that does that. But be sure to check for your state's requirements to be safe.
