Thanks - my rent is due the 1st, late by the 4th. My agreement has a late fee paragraph w/no specific amount. I have a tenant who has been there a year but three out of the last five have been rec'd the 6th, 8th and 7th... I warned them the last time.. Last night I asked him about the rent - 'oh, sorry, I'm a little late..' Sorry - I got bills to pay, too ! I thought around $45 was fair.. Thanks again ! --65.175.xxx.xx

Mine is $50 payable on the 6th and $100 "collection fee" payable on the 11th. I've collected the $100 on only one tenant, but numerous times for that tenant, without any complaint. Even though I've made over $1000 on that tenant for collection fees only, I'm thinking about dropping the collection fee and simply starting the eviction process earlier, or turning the collection fee into an "additional late fee" of, say, $50 or $75 along with my first demand letter. I like the extra $100 but I'm not sure a judge would uphold it. --66.56.xx.xx

We have a 5 day grace period. So the rent is late on the 6th of the month. The first day is $10 and $5 per day thereafter. Works well, brings a little extra revenue into our life. --72.81.xx.xx

Rent is late after the 5th of the month and the fee is $25.00. I used to charge $5.00 per day after the 6th, however, that is not allowed in Mich. Could I charge the 25 after the 5th and

I double checked my agreement and I did have an amount - 5% of the monthly rent... I thought about it later and thought I had something in there... so I guess I'm still in the pretty much the same price range for late fees... Thanks --65.175.xxx.xx

Good luck trying to collect late fees from a NH Judge. However, Judges in 2 different NH District courts agree with the prepayment discount. I charge $50 over the market rent and I give $50 DISCOUNT if rent is paid before the close of banking on the 1st.

My tenants have deposit slips and do direct deposit. I go on-line and sweep account - they all have different rent amounts so I know who paid.

If no rent.... that evening on the 1st they get Demand and Eviction notice. Only way to go. --75.68.xxx.xxx

Over 2007 I mostly did away with late fees. I have people paying late all the time however some are military mud on the boots types. Others are just getting by...even in the expensive shacks.

I don't advertise this perk, however I know it helps both families and individuals and 100% of rent was collected last year with very few turnovers. I have a waiting list again and turning people away every week. --72.66.xx.xx
