State Specific Question About: TENNESSEE (TN)
I have a tenant that has moved in. Hey paid the deposit and first months rent but has not turned utilites on in their name. It has been 5 days. the MGMT co. said just turn them off. It won't be for non-rent payment. Just they need to turn utilities on in thier name and I can't aford to do it. any thoughts. --96.231.xx.xxx

At 5 days I would turn them off. You did only leave them on as a convenience while the tenants were moving..

I always schedule Utilities to be cut off the day of the Lease signing. They need to have them in their name before I hand over the Keys. Some new tenant will balk every few months or so, but that's our policy. --72.86.xx.xxx

"IF" they screened good...I would simply give them a call.letter reminding them to change over the ulilities to their name and that I would be invoicing them for the time that you had the bill that they should have been paying...
Then re-evaluate your PM agreement situation...I don't know of any state that would allow you to cut off utilities as a punishment for not switching over...
Then there is the "I can't afford" issue..which sounds like you are really rubbing the nickles & dimes to the point..well...a whole 'nother story... --71.168.xx.xxx

I would call the utility company to find out which dates the utilites would be shut off in my name
Then I would contact the tenants and tell them to call and have the utilities put in their names because these are the cut off dates for the utilities to be taken out of my name
You then will save the turn off fee/turn on fee as oppose to the switch from your name to my name
I always cancel when a tenant will be moving in and I usually get the first day avilable starting from the 1st day of the month on - Then I tell the tenants the date the utilty co. gave me so you might want to call now and have them switch into your name --72.88.xxx.xx

yup..., i would do exactly as i say....call each ute..., and set cutoff day for say this Tuesday. then call resident and either advise of leave message that utes go off on XX date and they are responsible for setting up themselves as per lease..., click. --72.154.xx.xx

never give them the keys before u are sure utilities are in theur name if they will be paying.i would just call them and ask them to do it and then ck that they did.if u screened carefully u have a good tenant who will do the right thing....i hope --208.58.x.xx

66-28-521. Termination of utility services. —
If a written rental agreement requires the tenant to have utility services placed in the tenant's name and the tenant fails to do so within ten (10) days of occupancy of the rented premises, the landlord may have such utility services terminated if the existing utility service is in the name of the landlord. The provisions of this section shall not apply unless the landlord has exercised the right to terminate utility services within forty-five (45) days of occupancy by the tenant.

Teh first day, my new tenant turned over the electric, but not the water. By the end of the day, he still hadn't so I called. Turns out he was on a well before and didn't know what to do, so I gave him instructions. I forgot to check the next day, but did the following, and it was done. I think he's going to be good.
