State Specific Question About: CONNECTICUT (CT)

Just and update:

I rented my unit to a corp. on a 3 mos. lease, in lieu of security they offered to prepay and gave me a letter stating the would cover any damages.

Corp rented unit without viewing it, sent the tenant's who did not like the unit, and now I am in a legal battle with the corp. I have an atty. They are trying to force thier employees to stay in my unit. (The corp is out of state).

Atty said they have to pay the rent. He inspected my unit and said it was in acceptable condition. The tenants brought a camera with a zoom lenz and photographed the apt. again after the first round of photos when they first arrived.

At their own choice, they abandoned my unit and the company put them in a hotel. I did not hear from the company for days after (I contacted them too). In my state, the law allows for 14 days to make corrections to the unit. Which were minor cleaning issues. Even after cleaning tenants still complained about the unit and went back to the hotel.

My atty. is threatening to sue them since he inspected the unit and it was fine according to the standard in my state. He's a housing court atty, so he's familiar with what is reasonable and what is not.

The tenants said they are used to a certain standard of living and want to be in a complex with a management co.

So, in the meantime, the confided that the company was charging them for a 2 bed. Meanwhile they were billing me for a 1 bedroom, and ripping them off. So, they got screwed over as well and want to take action on the company as well for lying to them.

My atty. is going to threaten them with a lawsuit, if they don't pay the funds on the agreed to date. (prepaid rent instead of security). I've already collected the first mos. rent. They have rental furniture in my property.

The furniture company additoinally, damaged my property.

So, this is a real mess.

Not sure what will happen today, but they corp. rented the unit without a viewing. They will probably say I didn't deliver the unit in perfect condition.

This is why I had the housing court atty. view the unit and inspect it. Pretty much, the people don't like the unit. Company screwed up and want me to cave in and cancel the lease, which I will not do.

This is a real lesson and learning experience.

There are some interesting legal aspects as well.

Just wanted to share this with the other landlords, be careful with the corp. rentals.

First of all I would never rent to someone who had not viewed my unit. Either the company rep or the tenant would have had to view and accept the unit.

Second I would never rent without having a security deposit. Prepaid rent is not the same. If someone moves out you must make an effort to rerent and mitigate their damages.

Third I would never rent a unit that was not cleaned already. If a hotel room is better than your unit, it makes me wonder about your unit.

HI Ellie-The unit was professionally cleaned top to bottom. But, the tenant's wanted a new unit in a new complex, not a residential.

I was told they approved my unit, which they did not.

It was a last minute deal. The rental market is tough at this time of year, so I thought I would try something different and get out of the winter market.

In all the years i've been a landlord, I never came across such a picky pair, but they have thier point, they are used to brand new, and should not have been placed in my unit.

the company was trying to cut corners at thier expense. Plus, they lied to me and to them.

I was told I would be paid regardless if they liked the unit or not.

The company has plenty of cash to put them in corp. housing. My market is one of the most expensive in the country, aside from CA.

I am posting my experience as it can help others.

Additionally, the company seemed to target single landlords in my area who were in need of rent due to the winter market.

Just a mistake all around. Corp placements are best placed in Corp. properties. Just my take on it.

I would never rent to a corp unless one of the senior management or officers cosigned personally. They'd be more inclined to make the corp pay and less likely to have the corp fight a legal battle if they knew they might be on the hook personally. --74.8.xx.x

They sent me a ton of paper work and references and thier insurance paperwork too, etc. Probably all worth a wooden nickle at this point. The hassles alone were not with it. Thier very young atty. was practically harrassing me at work trying to get me to agree to things. I agreed to what was reasonable and spent over 300 having the unit recleaned after thier vendor messed it up.

Another friend said it was not a bad deal I made 1K in 3 days, but honestly, at this point it's become a legal mess. I don't want to hear from the people or the company. They can call my atty. He won't call back unless he has something to day. I am sure he will fax them and send out a certified letter stating if I am not paid, he will sue them. That was his plan as of last night.

Once some new developments come up I will post them so someone else can benefit from my experience.

When you said the company was charging the tenants for a 2 bedroom and this is a one bedroom. My alarms went off in my head.

I would be checking or having my attorney checking this company out.

They maybe running some kind of a fraud/con scheme. If they are doing this over charging of this tenant chances are high they are doing it with other "employees". The whole thing is sounding more and more fishy.

The young harassing lawyer bothering you at your day job I personally would of put both feet down on that nonsense. (Preferribly on a body part of his,..... by accident of course)

Lastly I have heard of companies setting up a rental for a employee. But at the companies total expense. As in a employee with abilities that the company wants and needs enough to pay for the transfer and setting up of a residence in another state.

This is sounding like a couple who signed up with some kind of a con deal where you pay so much for a education and start up in selling some kind of product, service or something?

Is this a large well known company? You mentioned in another post that it was a large company with plenty of money behind it.

Or were you mislead?

Hi- I had my atty. check out the company they are pretty big and also US and Global.

I also looked them up. We were originally under the impression that the employer, was paying but when the tenant appeared to do a 2nd walk through, they told me they were billed 7. p/h out of thier pay. There are 2 of them and my guess is they are making 40/50 p/hour each.

I also think the company where they are placed could possibly be paying something for the housing. So, there's something strange going on here. But, now that the (tenants) know they are going to take action.

My problem is with the company. The deal they made was to 1) send a check for the first month. which they did.

(Manatee - to clarify)

2nd check was to arrive for the remainder of rent for Mar/Apr./May on 3/1.

So, I have 2 situations here. One with the company, because the tenant doesn't like my unit because it's not brand new, had dust on a blind, (unit was rented as is), and the complained about a lack of deadbolt on the back door. Keep in mind this home is in a 1MM area, and wouldn't be a first choice for burglars. Additionally, there are 2 locks on the door already, and deadbolt on the front door. They also didn't like that the windows were old and there was no recessed lighting. Then they pulled up the heating duct covers and complained about that. Furnace is 3 years old, and the covers are in good solid condition some are new. Then the blinds (which I cleared stated to the company were not part of the deal and I wouldn't be replacing them).

Unit was rented as is, and is a antique property. Company was told due to last minute notice, of the rental, there would be adjustments. I made all reasonable adjustments in less time then the law here allows.

So, pretty much, my atty. did an inspection and said the unit is fine and liveable, he is a well known atty. in the area who protects tenant rights, and does landlord representation too. He works for the housing court.

So, no word yet back from him, yet, I am sure he will just threaten to sue them.

The couple, who were to live there were the most fussiest people I have ever come across in 10 years of being a LL. I've had some nitpickers, but this was extreme. They didn't want to live there so they picked it apart. They also brought in a wide angle camera. Then apologized for putting me through all this, but they were used to being in a new managed complex.

They then asked me for a copy of my lease, which I did not provide.

I am sure there employer will try to use thier photos to get out of the lease, but I also have my own photos that I took.

Not sure a judge would care about dust on a blind, and it was a minimal amount on one blind.

And, most heating ducts would have some dust?

Anyone have this complaint?

The provided a contract, insurance papers, first mos. rent, and letter's of reference.

My atty said this is common in the Corp. Housing Industry. Plus, 2 of my atty. friends worked with this same company and had a good exerience. Rent paid before hand, and no problems.

Additionally, where I work, we book apt's for corp, with an agreement and purchase order. Sometimes a credit card. Most corp. rentals are arranged by the Corp. housing dept. So it's not uncommon.

The payment is due 3/1. We still have a couple days. I've already been paid for Feb. Plus as long as thier rental furniture is in there, they owe me the rent.

The people are in a hotel. Or, maybe another unit by now.

As per the lease, they owe me for the rent. It's not my fault they didn't come see the unit or have thier tenant even approve photos for that matter. They reviewed the photos, I sugguested they come see it or have the tenant approve it.

But, there was no way they were moving in unless I got paid the first mos. rent.

When it's a corp. you can sue the corp. they also provided me with insurance policies. And, a LOC, Letter of Credit. (used for corp. rentals all the time).

Like I said, lots of lessons learned here. So, I will take it as that, and go forward, and never rent my unit sight unseen again.

Just a quick update, my atty. is preparing a letter of demand to the company, that they owe me the full amount. He's sending it out today. I guess he didn't hear from them.

He told me not to worry and figures they will just pay, or get sued.

Not sure what will happen at this point.

Maybe they will try to sue me, and say I didn't have the apartment ready. On less then 24 h/ notice, which was explained to them, that there would be a potential need for reasonable adjustments.

They messed up big time. As if it did go to court, they would ask the corp. if they came to see the apt. in person?

Which they did not. Only the tenant did.

It was not a scam, as my atty. friend had someone for 6 mos, and had a good experience with the same company. I also met the tenants at my house 2 times. And, had their valid background and credit checks.

But, the company is sloppy with the arrangements. They are located in MA, with valid Tax ID, etc.

They are a major corp. both US and Worldwide and my atty. verified this.

He is sending the demand letter today.

I also have recieved funds from them already that cleared my bank.

No scam just a lesson learned and bad scenario.
