If there is a breach of your written lease/rental agreement, a shorter notice period is available; but, if it's for something other than non-payment, removing them would be difficult. You'd do best by sending proper notice of a 30% rent increase. That will make the tenant believe moving was their own idea. --70.92.x.xx
