State Specific Question About: CONNECTICUT (CT)
Just an update with the corp. tenant deal, that went BUST.
I took in a short term rental based on an agreement, they rented unit sight unseen. Tenants arrived and didn't like the unit, came up with complaints, etc. don't like that there's a dog next door, carpet has a spot, toilet seat, you name it. I agreed to re-clean it ASAP.
Their atty. contacted me told me to clean it professionally, this is after their rental furniture company tracked in dirt and damaged my property exterior.
Tenants are in a hotel at this point. My atty. advised me to , clean the place again, tell tenants to come and do a walk-thru and inspect the unit.
Now the company is trying to get out of the deal for cheap.
I have an agreement that goes till May.
My atty. said I have more rights if I try to remedy the situation, and tell the tenants to come back and review the apt. If they don't want to live there, then the company owes me the rent. Period, unless it re rents.
They are now offering to just let me keep what was paid (there's only 8 days left) and call it a wash. But, I have damages and spent extra money at thier request on additional cleanings, etc.
Pretty much thier employees were nitpickers, and wanted a complex where they could call up the management company and make demands. They never alerted me to the problems upon the walk through. It took thier company till Tues. to notify me. Thier company knew the exact status of the unit age, features, dogs next door. Nice unit, but not brand new.
So, I learned some lessons. But wanted to share. 1) if you rent to a corp. use your own lease.
2) get security
3) Walk through with forms and signature
4)photos
5) make sure you are paid for full month, on first of month and for full amount
6)They use furniture rental companie that are not careful and can damage your property.
Be cautious if you work with any of these temporary housing scenarios. They try to get you to take per/day rental, so if their employee contracts end on the 15th, you get only those amount of days and not the whole month.
If they are an out of state company, you will have trouble going after them.
Just wanted to share my bad experience so others will learn something.
