We have a 2br 1 bath mobile home in the country on about 1/2 acre. This is our first rental property and I didn't know if our rent was too high. We have a couple of people stop by everyday and have had 1 person call everyday. We have had a sign in the yard for a week now and that is the only advertising. We are asking 425/mo + util. It has a 1 car attached garage with a 10 X 10 storage room. We are located just north of Lapel which is west of Anderson. Is anyone local and can give me an idea if I am in the ballpark?

Even when something is priced right, it can still take a month or more in a good market to find a qualified tenant, so don't expect to get it rented overnight. The best way you can check to see if your price is in line is to go look at some other places in your area that are for rent. I don't bother other LLs with appointments, I just try to get street addresses and go over and look in the windows if it looks like no one's home. That will give you the best info on what is a fair price in your area.

compare to other 2 bed mobiles.thats what your prospects are doing.i try to offer less than median on my older apts.seems to work.of course i do the usual things-paint if needed,clean sand floors if needed,curb appeal etc.good luck --208.58.x.xx

Pick up a local newspaper and see what similar places are going for. You can also check the competition by searching the ads on craigslist.com or rentometer.com.

This is traditionally the slow time of year for most landlords. Spring's coming. Hang in there.

Get more aggressive with your advertising. Search the archives here for *many* good tips on how to do that.

As is, the only people who'll know about your vacancy are the ones who happen to drive by and see your sign. That leaves a whole lot of people out there who won't ever find out that you've got something for rent. --71.174.xxx.xxx

From your decription it sounds to me as if you should be asking much more for rent. However, it depends on the condition of the house. Also, a few things to consider. Would this amount cover the monthly mortgage, taxes, insurance and any needed maintenance and still allow you to make a reasonable profit?
