State Specific Question About: CONNECTICUT (CT)

It seems like the rental market is picking up.

I have 2 young 26 yr. olds that want to rent my unit. They have had apts before but moved home to save money. I did a basic phone screen, they have jobs, college educations, just anxious to be out on thier own.

I have a couple with a dog coming that are in thier 30's

And, a couple with a young child.

I plan on doing the complete credit, etc. but, wanted to know if anyone had any experiences renting to young guys, in their 20's. ?

I live nextdoor and don't want another tenant challenge. I had a young family and ran into some unpleasant situations, mainly late rent, noise , junk around the yard, constant visitor's for over a week.

We rented to younger tenants in their 20s, it was usually couples, but we didn't live next door to them.

I do think you are more at risk with single male 20somthing year olds with more visitors, parties, etc.. That is probably the reason they are axious to be on their own. --24.4.xx.xxx

I have had young roommate situations (males, females and male/female combinations) go bad. But I have also had them go very well. I think you if you make it clear to them that you live next door they will make the choice for you. If they are moving out so they can have a 24/7 party, they are not going to want to be living next door to their landlord. That would be like living next door to Mom & Dad. But if they are good kids then chances are things will be fine.

Age is not an indicator of a good renter just lost one that was 60+ and she was worse than any of the 20+s I have had.

Thanks for the input. Sometimes, when I lay out the expectations that weeds out the partiers. The 2 guys had a place then moved back home to save money. They said they have some LL references. Usually, I check the property owners, and pull the credit to verify. To make sure it's not a fake reference.

I guess I just have to make my best judgement. I just got an email from the young girl with a little family that she found a place. I wished her well.

Now I am down to 2 candidates for tomorrow. Maybe I will get another one from my ad. --65.119.xxx.xxx

In general, I have found that older tenants stay longer and are more respectful of fellow tenants and generally cause the fewest hassles.

I've been getting a variety. I am finding some of them are fussier then 4 years ago, wanted luxury amenities, newer, etc. So far, I've had a mix. Older teacher, several couples, room mate shares, people with dogs,Younger couples.

I've had success with young couples as they stay about 2-3 years and then buy a house. Or, young professional room mate shares, late 20's early 30's.

My last set, were always home, noisy invasive, used my yard items, helped them selves to my private property, etc. But, I did get paid, by the legal date or sometimes on-time, a couple bounced checks. They were mediorcre in payment, and then did a lease break. First time I had that happen.

My 3 prior's were good, paid, great tenants, can't say enough good about them.
