State Specific Question About: WISCONSIN (WI)
Landlords for only 4 months and first tenants leaving. Read somewhere that with new tenants a new door lock should be installed. Is there a specific type/brand we (WI) are to install when new tenants enter? Or does it really matter? Thanks - Vested5 --65.31.xx.xx |

Definitely change the locks no matter what, else the new tenant can get robbed by the old tenant and blame you. Keys are easy to copy, so return of all keys means nothing. I highly doubt that statute will specify a specific type of lock. Most here recommend setting up master-keyed locks via LandlordLocks dot com, which is great especially for larger operations. It is also fine to buy locks at the hardware store or Wal-Mart. The only sure thing to avoid is a double-keyed lock on the door of your units. I prefer an unkeyed passage knob(prevents lock out) and a single-keyed deadbolt. --24.18.xx.xxx |

Kwikset is definitely not the finest lock, but widely available. I bought tools and supplies for rekeying the Kwikset and keep a set ready to go with fresh key pattern. The ones removed are rekeyed for future use. Many of the Chinese and Taiwan locks use the same key blank and pins, but disassembly is different and I had to learn that on my own. EZSet brand on many mobile homes also uses the same key blank and pins. --66.44.xxx.xx |

Standard quickset can easily be opened with a pipe wrench. Buy their Security or Ultramax stuff.
I used to do all the rekeying and such.
Landlordlocks.com does it cheaper. The price of the locks are less than at Home Depot AND Landlordlocks will do all the keying for a master system at no additional cost.

Everyone should be aware the master-keyed locks are somewhat less secure. Since two different keys will operate that lock, the possibility that some trying a key at random will be successful is increased. And I use deadbolts also. The two cylinder version is installed while dwellings are empty. Thwarted a break in one time. --66.44.xxx.xx |

Not to hijack this topic, but it could help someone...
I found a local locksmith who works full time for the School District, and evenings/
weekends he does side work as a locksmith.
I found him on craiglist. He charges $20.00
for service call and $7.00 per lock to be rekeyed. He does not charge for extra

I always had used the cheap locks, and to have them re-keyed you take the whole lock to a hardware store, wait till a kid is available. They charge $4-$7 if they even can re-key it. Time wasted on the average home 3-4 hours. The doors take a beating from taking the locks on and off, and the aggravation.
We switched to Landlord Locks, I will never go back to any way. It's fast, saves the doors 1 key for all property and gives me lots of time to drink coffee, and no aggravation --70.241.xxx.xx |

Thanks for all your help - will be looking into the Landlord Locks. Husband liked the response from Bruc (MO) "gives me lots of time to drink coffe - w/no aggravation! Thats all he needed.
