We just purchased another rental property. Our previous rentals have been townhomes or condos and landscaping was included in the HOA dues. However this property is a single family and we would like the tenant to take care of keeping up landscaping. How would we word this and what would be appropriate course of action or fees if they are not keeping it up?

Any experience appreciated!

Save yourself the head aches. Hire a service and include it in the rent. Or do it yourselves. Never count on or expect a tenant to keep up the yard even if you have it in the lease/rental agreement. When it comes time for weed abatement issues it's the owners responsiblity is where the weed wacker stops.

Plus depending on tenants to keep up the yard and if they don't. The neighbors around your rental can be pretty unhappy if your rental

is looking shabby. Tip the neighbors of your rental/s can be a wonderful source of info. Keep a eye out on your property. Or they can

stir up trouble for you.

Or re-landscape with low low up-keep required type plants ground cover. Even fake lawns can look pretty good.

I rent 3 houses. lawn service is included. I pay a retiree $90 for service once a month for all houses. $180 a month May > Sept.

one upsell point for me is lawn service included.

do not bother with the hassle.

years ago T&S and me rented a duplex and LL gave us $50 rebate for maintaining the yard. I mowed twice month every month because $50 made a difference for us then.

with my experiences, we were the exceptional tenants. pay for the service. upsell, and deduct the expense. --71.15.xxx.xxx

Line up a lawn service to do it as you want. Offer it to the tenant at a slight markup if they don't do it you have the service do it and charge the tenant. I can't offer lawn service and compete. I get about the same rent if it was included so have the manage a little more and tack it on.

I have the same problem as Bill. If I want to offer it, it would definitly be out of my pocket.

On my SFHs, they are on the hook for yard, but I provide the mower and I also do a spring and fall cleanup. THis way, nothing gets horribly out of control.

I haven't had too many problems, but some here will remember my MH people last year. Oh, and they're gone, now....

If they don't perform, here it's a 10 day notice to cure and then without further ado I send my yard guy over and charge them for it, coming first out of next months due rent, of course. --4.244.xxx.xxx

Please consider including lawn care in the lease cost.

I have rentals in WA, and I pay a lawn service to take care of the lawns and trees. Lawns are mowed weekly, auto sprinklers set, reset, trees trimmed, leaves raked, and problem areas discussed with me.

My rentals look awesome and I get a better rental pool because of it. --76.105.xxx.xxx

I have done it both ways and I have to say, its better when taken out of the tenants hands. We pay a college kid to cut the grass and do spring and fall cleanups ourselves. My current tenants, 2 professionals, were very pleased that it was included with the rent. --68.112.xxx.xxx

Sometimes I ad $25 to $45 to rent - I tell them that is charge to them. If they want to do it themselves as some people do, they can. For that small amount- rents are over $1300, they pay it.

Even if I pay whole amount: $40 to $80 a month - that is under $1000 a year - a great investment!
