I am a new landlord.

In PA, if we pay for the heat its min is 68 max is 72.

Get a heat limiter.

I purchased item #170038706669, he shipped from Canada and it only took about a week to get.

I then purchased a 72 degree bulb for it. Here is a 70 degree bulb #130184611440

I have not installed it yet, but will install it in the return air duct.

The can turn the heat up, but once it hits 72 it will break the contact. They can turn it down all they want and it will not affect the operation. --209.243.xx.xx

a few years ago the HVAC supply house had a little wire that installed behind the thermostat. It was used to limit the heat on construction sites. The whole thing was as big as a stretched out large paper clip with a knot in the middle. --72.66.xx.xx

If you have a furnace (not a heatpump) it's as easy as installing a second thermostat, in the return duct. I like just behind the filter, a place the tenant never looks. Wire in series with the hot leg and furnace leg. TYPCIALLY (but not always) this means just cutting the white wire and connecting to the R and W terminals on the second 'stat. Set the second 'stat to whatever you want the limit to be. Both 'stats will have to call for heat before the tenant gets any. --141.129.x.xx

Thank you all very much for your help. I would like to know where I can find ruling on the 68-72 degree limits. Is this on a national level or a state level? I looked all over the State of Maine web site and could not find anything I could print out. I would like to take it to ou next landlord meeting. And yes I am paying for the heat. Thankfully mt tenants pay their own heat so they can have it 80 degrees for all I care. However in my own home it never goes above 68. Ever. If I had a tenant booting up the heat like that and I were paying, I wouldn't sleep at night. --68.112.xxx.xxx
