IN 2004, THE LANDLORD GROUP SUED THE CITY ABOUT THE OVER-OCCUPANY ORDINANCE. THE CITY DID NOT WANT 3 UNRELATED PERSONS LIVING TOGETHER. THIS WAS TO STOP COLLEGE KIDS FROM GROUPING UP. WHAT ABOUT OTHER GROUPS OF MATURE ADULTS THAT MAY WANT TO LIVE TOGETHER FOR WHATEVER REASON? --24.29.xxx.xx |

An ordinance of no more than 2 unrelated people + owner per dwelling has been in effect in my town long before the illegals imgrated north. I thought it was to cut down on the wannbe rooming houses which fits into todays stacking problems with illegals.

the landlords have no problem with the ordinance, what the new concern is... the city want to charge a $100 fee for each unit that is owned to have a safety inspection every one or two years. Do most other cities do this already? --24.29.xxx.xx |

Cities look for new revenue sources, i.e. inspections with a fee...to add $$ to the city coffers...
Usually these inspections do not address any new issues that the city's livability code does not already address...do a site search on this site for more posts on inspections for more...

We have property next to a University in our area and have the same thing. Here you can have up to 4 unrelated parties, and the annual inspection is $50/unit.
Since I'm not interested in having a party house anyway, the 4 unrelated parties rule doesn't matter much to me. Don't mind the actual annual inspection, but the $50/unit stinks. --72.49.xxx.xxx |

Tenants can and will claim almost anything that makes them NOT responsible. City inspection reports are third-party professional documentation. I have used them more than once to prove my position to parents, cosigners, attorneys.

By me, you cant have a husband, wife and a child over 1 years old living in a 1 bedroom apartment.
The inspector told my father in law that the tenant has to leave by next year when he comes again. The baby was 10months old but will be over 1 years of age by next year. They are perfect tenants and hate to lose them but inspector could care less.

I wish there was, ManateeAlley. My town is what is called "home rule" and they feel they can pass whatever laws they feel like.
I got even written up cause I did not provide the tenant a rubber stopper in the bathroom sink drain. You can also get a violation for a questionable amount of grease on a tenants kitchen cabinet.... or a missing light bulb in a bathroom vanity.
Violations = Reinspection.
