i have a tenants that keeps talking crap to another tenantskids and belittling them. this tenant also like to take pictures of their kids. As well as doing the same thing to the adult tenants in dwelling. they have been advised to stop this and refuse. It has become a all around nuicense and hostile enviroment. they feel like prisoners in their own dwelling. Their 2 yr old son is now saying the F word because they swear at the other tentants kids and adult tenants all the time. Kids feel threatened when they go outside.

Any advice how to solve this matter diplomatically, thanks for your help and input. --72.135.xxx.xxx

This isn't the time of year when landlords want to fire a tenant, but that dude needs to go bye-bye.

You didn't mention a lease, so I'm assuming this is a M2M tenant. If so, serve a 28-Day Notice to Vacate before Thursday. Do not, I repeat, do not give a reason for the notice. You are not required to a give reason for serving a 28-Day notice and doing so would give the tenant ammunition for a lawsuit.

If he pushes for a reason, simply tell him that you want your apartment back and stick to that. Don't say that you have family/friends that want to move into the unit. If you say that and family/friends don't actually move in, the tenant, again, has ammunition for a lawsuit.

If there is a lease, create a new thread saying the same thing and adding info about the lease to get advice on how to get rid of him. It's much harder to fire a leased tenant for an issue such as yours . --70.92.x.xx
