I'm hoping to '1031' out of a declining neighborhood and into a better one this spring. I'm waiting for warmer weather and lower interest rates. As long as I'm not putting much $$ out of my pocket into this, I don't feel like whether the prices are currently high or low has much bearing, since this is essentially a trade with a slight increase in debt. --71.63.xx.xxx |

Just accepted on offer this morning on a rehabbed house in a small town in Eastern Oregon. Full price offer with seller concessions on first home buyer terms.

Just closed on a triplex yesterday. Have duplex under contract. I will buy anything in my areas that meets my criteria and I can get money for. So far no problems out of the ordinary.
I believe rents will hold steady and therefore if it meets my cash flow requirements then there is no problem. Even if rents don't hold, I still have margin in my cash flow. I buy at below market so again I have some space there.
Right now my only limit is my time.

closing on a bank owned 3 family tuesday...bot for $240K...it sold 2 years ago for $450K!!!...
this will be my 3rd property but as always im nervous about the economy and real estate market in general but i have to keep reminding myself that this property will have over $1000 cash flow per month
looking at another 3 family tomorrow sold for $470K on market for $225K...probably get it for well under $200K
