Don't know about RI, but I have it in leases that tenant is responsible for that, plus replacing batteries in smoke detectors, etc.
When my daughter was renting, her move-out checklist stated that $2 would be deducted from SD for each lightbulb missing! --75.72.xxx.xxx |

It is the tenant's responsibility if they are inside the unit. I charge 1 dolla for each missing or burnt out light bulb.

Speaking of toilet paper. Had an unit come open. Been working there a couple of days. Then the "urge" came. No tepee. Usually carry a roll in the truck... nope, used it already. Talk about a mad scramble for wipe....

When they move it should be the same.
What they do in between time is their business.

I firmly believe the person that first notices the bulb burned out should replace it. So, I guess that means the tenant since the landlord last seen the bulb burning bright before the tenant rented the dwelling. Right? Case closed.

I make sure every light works properly when offering a unit for rent. New batteries in smoke detectors, State here law requires. Had one case where I did not install new battery, started chirping while I was showing the unit. First time I go to an empty unit, I take a roll of paper.
