Tenn. code Ann. 66-28-505

Time tenant has to pay rent or move before landlord can file for eviction.

14 days to pay additional 16 days to vacate

Whatever that means? Are they saying 30 days?

That is one of the longest time period I have read. CA is 3 days.

I agree, myob--you can file on the first day, but they have 7 days to pay up. Do I have incorrect info? (I've never had to do it, thank goodness! I got the info from the GA LL/tenant handbook--says LL can file dispo, but if tenant offers full pmt within 7 days, they can stay.) --76.97.xx.xx

during any 12 month period-- tenant has 7 days from the time the tenant is served, to pay rent and court costs--and LL must accept. title 44-7-52

When I looked it up on line the tenant has 10 days before you can issue a pay or quit notice in TN. Then after they get the notice how much time do they have to pay? 14 days? --71.191.xx.xxx

Here I issue a pay or quit the day the rent is late. They have 5 days to pay up. I suspect that's what the online info means, Shannon. Issue it the day it's late and they have 10 days to pay up or quit renting. Get it?? :0) --74.34.xxx.xx

If your rent is due on the 1st, give them the notice on the second. It is 14 days in tn, I don't care what that site says, state law says 14 days. Then they have 14 days to pay.

If you give them a 30 day eviction notice at the same time, then if they don't pay, they are out in 30 days. --65.7.xx.xx
