State Specific Question About: CONNECTICUT (CT)
Just wondering if anyone knows if a rental is an owner occupied house, if you can restrict the number of people living in the unit? My house is older and having 3 people prior in it was very difficult, wear and tear, more septic pumping, noise level, water costs, etc.
Any thoughts? --205.188.xxx.xx |

There is likely a law that limits the number of unrelated adults that can live in the home.
If it is your house, why would you be asking this? Hmmm..
1) The LL is in charge
I read that somewhere...once. :O) --76.97.xx.xx |

I own the house, the unit is adjacement to mine. I didn't know if it is some type of discrimination to say only 2 people?
My last tenants were extremely noisy, Door slamming, stair stomping, adult and child noise. Laundry washers, treadmills going day and night.

On each property w/septic system, establish a policy of X people based solely on the septic capacity.
I also added the above to criteria as property specific restrictions. Some applicants would question it on occasion but the answer was always a firm no to exceeding the restrictions. --72.184.xxx.xx |

Hi Gulf, Thanks, but can I say that in the ad?
Restricted to two people due to septic requirement?
Do you know if the laws would be different for an owner occupied house/with rental?
Usually, I interview everyone who applies and give them a fair shot, but I don't want to go through another 3 years of hell having a noisy bunch of people in there. Then they have the family staying for weeks every other month. Not to mention thier own family being noisy to start with.

I have no knowledge of the laws in CT, owner occupied or otherwise.
No, I didn't include the restriction in ads; during phone screening I'd ask about number of occupants - if the qty exceeded the written septic/wastewater capacity for that property = sorry, my sewage system at that property will not support that many people, thanks for calling.

Hi Gulf - That's great advice, and Happy New Year to you.
I am hoping I get some good candidates this time around.
My ad is on craigslist so the people email me usually.
