You might be thinking of a "cure or quit" notice, which notifies them that their lease will be terminated within x number of days if they don't fix the violation (cure it) within y days. In Oregon, it's cure w/in 14 days or lease terminated and you have to move in 30. Some violations you don't have to let them "cure", or they have shorter time periods, varies by state. Do you have access to a LL Association in ME? They'd have forms. --24.21.xxx.xx
